EXTERNAL FINISHES

• The Aluminum windows and doors are from Shuco color RAL 7016 with

double glazing in Planitherm thermal safety glass.
• The external shutters are lacquered aluminum with color to match

windows with polyurethane injection and fully motorized.
• Handrails on balconies and terraces will be chrome with safety glass.
• Garage door is a Hormann Sectional model LPU40 complete with Hormann E

series motor and photocell accident avoidance system.

INTERNAL CARPENTRY
• The internal doors and carpentry are custom made in oak with lacquered

finish. Sub frames in pine. Doors to basement will be standard height
and full height to the remainder of the house.
• The wardrobes are with wood textured melamine interior and white mdf

doors lacquered in matt white and oak.
• The doors on plant rooms will be on galvanized steel, reinforced door

lintel panels and insulated with rock wool, which complies with DB-SI
with EI2 45-C5.
• The handrail to the internal staircase is custom made with 60 x 20 matt

finish metal tubing and safety glass

Plumbing and sanitary ware

• Plumbing installations will be with polyethylene pipes.
• Toilets will be wall hung and from Duravit with soft closing facility.
• Flushing mechanism will offer full and half flush and will be from

Geberit.
• Sinks will be matt white and from the Hidrobox soho range.
• Showers and mixer taps will be from NIR and Hans Grohe range.
• Mirrors will be custom made will LED lights.
• Glass shower screens will be custom made with safety glass.
• Stopcocks are installed in each bathroom.
• Water connection for washing machine and dishwasher will be include
• Electric boiler.
• The baths are from the brescia range with water jets.


Facilities
• A Daikin HVAC will be included, split type.
• Underfloor heating system will work in conjunction with the HVAC

system.
• Production of hot water by solar panels located

on the roof, supported by an electrical heater.


External horizontal finishes
• On all the ground floor terraces are 60 x 60 Crema Premium and Grey

Osiris marble from Tino.
• On all first floor terraces are 40 x 40 Crema Premium marble from Tino.
• On garage access and entrance to the villa the road will be concrete

paving blocks in grey and black.
• The area around the pool will be Fiberon wood effect decking on an

aluminum frame.

External vertical cladding
• A single layer coating of cotegran of 2cm thick will be externally

applied to façade with a white painted finish.
• Natural stone blocks will form two feature areas installed with mortar.


• The pool shall be tiled with 20 x 20 verde veronese mosaic tiles on

reinforced concrete with waterproofing.

Internal horizontal cladding

• Kitchen will be with 60 x 60 Grey Osiris marble by Tino.
• Remainder of ground floor will be with 60 x 60 Crema Premium marble by

Tino.
• First floor will be with 40 x 40 Crema premium marble by Tino.
• On the staircase will be single sections of Cream premium marble by

Tino.
• Ceramic flooring in bathrooms will be Chester Leno by Porcelanosa with

individuall controlled electric underfloor heating.
• Basement tiles are 60 x60 Brancato Beige and Gris natural from

Valeriano.
• All bedrooms and living rooms will have a recessed ceiling area

highlighted by LED ceiling

Internal vertical cladding

• In the ground floor bathrooms the walls will be with grey Osiris marble

by Tino
• In the master bedroom bathroom the walls will be with Cream Premium

marble from Tino with a feature wall in Black Onyx by Tino.
• In the two first floor bathrooms the tile is from the Porcelanosa

range.


Domotics and Electrics


• The principal common areas to inside and outside and the master bedroom

will be controlled by KNX from the Zennio range.
• The light switches and electric points will be from the Niessen Zenit

range in anthracite.
